Informed Choice

We aim to give you the knowledge and support you need to put you in charge of arranging your mortgage.

It is an important feature of our service that you make all the decisions with the information you need to make them. So our service is designed to try to ensure that you fully understand the options available to you, the implications of the choices you make and to ensure your application goes through as smoothly as is possible.

To enable us to do this, we follow these steps:

Choosing the Right Mortgage

  • Filtering Questions: We ask you a series of questions to find out about your preferences and personal circumstances.

  • Research: We research which lenders and mortgages are available to you from our panel.

  • Discuss and Reassess: We discuss these options with you on the telephone and carry out further research if needed.

  • Confirm in Writing: We confirm our discussions in writing and provide Key Facts Illustrations of mortgages that interest you.

Arranging Your Mortgage

If you decide you would like to apply for one of the mortgages we have discussed with you, you just need to contact us by telephone or email, and we can begin the application process straight away, handling all the administration for you.

We will:

  • Complete the Application Forms: We will complete the Decision/Agreement in Principle and Application Forms over the phone on your behalf.

  • Check Documents/Information Required: We will speak to the lender and we will assess your case, to work out exactly which documents and further information may be required to process your application successfully.

  • Arrange a Free Courier Service: We will send you any documents that need to be signed, and then arrange for these to be picked up, together with any necessary proof of ID etc., by express courier at a time and location convenient for you.

  • Check the Application: We will check your completed application thoroughly before sending it to the lender, to make sure they have all the information they need.

  • Manage Personal Documents: We always return important items such as your passport or driving licence to you via Next Day Special Delivery. We make scanned copies to send to the lender, so you avoid having to send your personal items to large mortgage processing centres, and get them back sooner.

  • Liaise with the Lender: We will keep in close contact with the mortgage lender and telephone them regularly for updates, to check your application is being processed efficiently and quickly.

  • Keep You Informed: We will send you regular updates via email to let you know the exact status of your application. If there is anything urgent, we will contact you by telephone.

Problem Solving

Hopefully, your mortgage application will go through smoothly, but inevitably there may be issues that arise during the application process and need to be dealt with.

We will:

  • Try to Avoid Problems: We carry out a number of thorough Quality Assurance checks to minimise the possibility of any problems occurring.

  • Deal with Issues Promptly: As mortgage lenders normally process a very high volume of applications, there is a possibility that administrative errors could occur after we have submitted your forms to them. Should this happen, we will do our utmost to resolve any problems as soon as possible.

Treating Customers Fairly

Customer satisfaction is extremely important to us - we want you to be happy with the service we provide and feel you have been dealt with in a fair manner.

We will:

  • Respect your Privacy: We do not send our clients direct (.junk.) mail or pass your contact details onto third parties without your permission.

  • Use Competent Staff: You can be assured that any member of our team who works on your case will have been assessed as being fully competent for the task(s) they are undertaking for you, or will be closely supervised by someone who is.

  • Provide a Fee-Free Service: We do not charge any fee for our services, as we are paid an introduction fee by the mortgage lender you have chosen . no additional costs are passed on to you.

  • Not Pay Commission: None of the consultants or staff are paid a commission or bonus based on the mortgage we organise for you. Their pay and promotion are related to qualifications and competence in the tasks needed to organise your mortgage.

  • Help you Make an Informed Choice: We want you to understand fully the details of the mortgage you are applying for and the implications of taking out any particular product. If you have further questions about your mortgage at any point in the application procedure, we will be happy to provide you with appropriate information. It is an important feature of our service that you make all the decisions with the information needed to make them . we will not recommend a specific product or course of action to you.

  • Resolve our Mistakes: We hope not to make any errors when handling your case, but in the event that we do, we will make resolving them our top priority.

A Cheaper Mortgage - Extra £100 Cashback
You decide what you want from a cheap mortgage. You might be looking for a mortgage with the lowest interest rate, lowest fees, lowest overall cost or maybe you want one with no redemption penalties. We will help you to find the cheapest lenders and mortgage (however you define cheap).

We will then make it cheaper by adding up to an extra £100 (or more) Cashback on top of the lenders deal.
